APPLICATION PROCESS AND REQUIRED ONE-TIME FEES

Eastborough believes in an open and respectful communication with its existing and potential residents. To help ensure a smooth leasing process, we aim to proactively assist each Prospect in this important decision and to leverage best-in-class consumer-friendly technology platforms. Below is an outline of the key milestones and required costs for the leasing and move in process.

Upon completion of the Online Application (the Prospect will create an online account with Eastborough’s application portal as part of this process), a $75.00 one-time fee is due to complete the application – this will start the screening process and reserve the unit for the earlier of 3 days or upon an Adverse Notice that the application has been denied.

HOSPITALITY SERVICES FEE

Eastborough offers a wide range of premium tenant services to enhance your residential experience. The Hospitality Services Fee of $125.00 per month is the only required recurring charge (in addition to the unit rent) and provides a wealth of benefits in excess of this charge. These services include:

· 1GB Managed WiFi Network (provided by National WiFi)

· Smart Home Technology/Keyless Entry and WiFi-controlled Thermostats (provided by SmartRent)

· Branded BikeShare Program (free to use by residents)

· Unlimited Coffee Service with Premium Beans from our Jacksonville’s leading coffee house - Southern Grounds

· Valet Trash Service, 7 Days Per Week

· Package Locker System, Open 24 Hours Per Day/7 Days Per Week

HOMES FOR HEROES – “LL” FLOORPLANS ON UNIT LISTING

Eastborough proudly offers the Homes for Heroes Rental Housing Program, designed to support workforce housing initiatives in alignment with Florida’s Live Local Act at newly constructed luxury residential apartment communities. Our ownership group is committed to providing housing near job centers and neighborhood amenities, ensuring accessibility for Jacksonville’s workforce. This program is open to everyone; beyond essential workers or first responders within the community and does not require any additional application. The only requirement to qualify is that the applicant must have an annual income below the State-mandated threshold, which is currently a maximum of $86,160 per year for a single-occupant household. This program provides discounted rates on select one-bedroom rental homes with the same luxurious, newly constructed units and expansive community amenities offered throughout the property.

All applicants must go through our standard application process and meet the minimum criteria for approval. Eastborough is an Equal Housing Opportunity provider and processes all applications fairly and consistently. Homes For Heroes Rental units (designated with the “LL” Floorplans) may opt out of the Hospitality Services Fee for a one-time charge (ask the leasing team for the exact details and specific services that will be turned off to the resident).

SECURITY DEPOSIT - RENTABLE

Eastborough has partnered with the Rentable [maybe add logo], to offer a convenient way to pay the required $500 security deposit. After signing your lease, you will receive an email from Rentable to set up your account and payment methods. Rentable offers alternative payment options from a one-time payment to flexible payments over the lease term. At the end of your occupancy, Rentable will provide the approved refund of your deposit directly into the payment method of your choice.

SITUATIONAL FEES

Residents of Eastborough may elect certain additional items that are charged upon election by the tenant and documented through an addendum to the lease agreement. In addition to the resident’s choice of these additional items, Eastborough may charge additional situational fees that include, but are not limited to, the following:

· Pet Fees: $25 per pet per month plus one-time registration and screening fee of $250

· Garage Parking: $150 per Garage per month

· Reserved Surface Parking Space: $65 per Space per month

· Transfer Fee: $500 one-time Fee upon move out of initial unit

· Month-To-Month Fee: $400 per month (upon holdover and expiration of lease term)

· Late Fee: $150 per occurrence (charged on the 4th of the month)

· NSF Fee: $50 per occurrence
